Hyde Housing development in Waddon begins phase two

Heath Clark North forms the next phase of Hyde’s development in Waddon, located on the south side of Duppas Hill Road (A232) and adjacent to Duppas Hill Park and Waddon station.

Previously consented for 140 homes, Hyde’s revised proposals will now deliver 211 new affordable homes, building on the successful completion of 126 homes in the first phase.

The scheme secured planning consent in February 2026 and will make a significant contribution to meeting local housing needs, with 40% of all homes providing three bedrooms or more. The development transforms what was previously vacant, undeveloped land into a new residential neighbourhood arranged around a central green space, with new pedestrian and cycle connections, landscaped routes, and dedicated play areas.

Two ground-floor community spaces are incorporated within the design, with Hyde Foundation continuing to work alongside local organisations to shape future uses that will benefit both residents and the wider area.

Construction is due to commence imminently, delivering a welcome addition to Croydon’s affordable housing supply.
