TBXH@ Sunley House is setting the standard for a new kind of office working environment in Croydon – collaborative, community-focused, sustainable, supportive and fun.

The co-working and office space in Bedford Park evolved from the old Business Xchange Hub and is the first local workspace to lead the way by mixing a diverse range of businesses together to create a real community.

It offers co-working, serviced offices, virtual offices and social memberships. As well as an all-inclusive service ( utilities, internet etc) all memberships include free tea, coffee, biscuits, Midweek breakfast buffet, Thirsty Thursdays, Pool League, regular social events, weekly Food Trucks and there will shortly be an onsite café.

There’s a strong focus on wellbeing with weekly Pilates sessions, discounted membership to MYPT Gym who support TBXH clients with ‘Lunch & Learn’ events to help with health and wellbeing, and regular social networking opportunities from celebrating National Donut Day to afternoon tea for all as part of National Afternoon Tea Week.

With 85% of its business coming through recommendations, it has 21000 sq. ft of office space already full and is currently refurbishing a further 10,000 sq. ft of which 65% are already sold. The new floor is launching in November. The TBXH offer also includes an additional 9000 sq. ft of dedicated meetings and event space, as well as a podcasting suite, beauty therapy rooms, hairdressers and a dedicated community space.

As part of its CSR, it supports local charities and will be holding an abseil at Sunley House in early 2025 to support Croydon Commitment with their 20 4 20 campaign.

Its strong community and tenant welfare priorities are matched by its commitment to sustainability to create a comfortable, efficient working environment essential for business. There are dedicated recycling areas on all floors while TBXH commits to using recycled materials wherever possible in its development and expansion. There is a three pipe VRV heating and cooling system which significantly increases energy efficiency.
